MIAMI HOUSING MARKET
As active realtors in the housing market we, like all people have seen the changes the economy is going through. This does not paint a pretty picture with all of the foreclosures we have seen lately. 1 out of every 30 homes are in foreclosures. Many do to exotic mortgages, crooked appraisers, and banks not to far behind in their lending practices. Also all the new inventory flooding the market. Lately we have seen a trend with our own clients that have credit and can qualify to get a loan, renting there homes out and looking for a rental of their own. A complete reversal before this housing trend started a few years back. Many saying they are going to wait to buy until the market corrects itself. If we had a nickel for every time we were asked when is a good time to buy we would be writing this blog from a tropical island aboard our yacht.
Here is the best opinion we can give. We are not active in the stock market at all but we understand when stocks go down many investors take that time to buy as many shares as they can at great value saving hundreds to thousands per share. So why not the same in the housing market? With many homes dropping to the levels of the early 2000's, many under appraised value, devolopers offering many incentives on new homes( more than we have seen in quite a while) along with a vast inventory, we say why not now. So when we get asked this question are best reply would be, why wait tell the market bounces back up? Why wait tell the fed raises the interest rate? You can save right now. With the up coming elections many have predicted a rise in home sales we can only wait to see what transpires.
If you are thinking of buying a home, are best advice is get a Realtor (one that works actively and knows the market). Get a few quotes from different mortgage lenders( they are not all the same) And do your homework to make sure you get your money's worth on your investment and needs.
